River Oaks was laid out in the 1920s and built out with large, architect-designed houses on generous lots, and much of that original stock is still standing and still being cared for. Remodeling here is rarely about square footage. It is about renewing rooms that have aged — kitchens and bathrooms two or three renovations behind, floors that need replacing, millwork and trim that needs repairing rather than ripping out.
The right approach on an older River Oaks house is restraint. Original proportions, door and window casings, and the way rooms relate to each other are usually worth keeping; the finishes inside them are what needs the work.
