Restoration, for us, means reconstruction: taking a house that has been damaged, neglected or left half-finished and rebuilding it back to sound and livable. That covers repairing structure and subfloor, replacing water-damaged drywall and flooring, rebuilding kitchens and bathrooms, and finishing out work another contractor walked away from.

It is a different job from a straight remodel, because the scope only becomes fully clear once things are opened up. We work in stages for that reason — make it safe and dry first, agree the repair scope once we can see it, then finish out — and we price each stage as we get to it rather than quoting a number for damage nobody has looked at yet.
